We’re in the midst of a robust seller’s market.  If you’re ready to sell now, you’ve got the upper hand. When your home listing goes live and is priced right, it may cause such a clamor of prospective buyers and competitive offers that you may feel like you’re in the middle of a kid’s birthday party when it’s time to cut the cake.  Everyone wants a corner piece, and you decide who gets it!

But the flip side of that coin is that you can’t be sure you’ll find your next dream home by the time you close on the one you’re selling. As much as we’d all love that kind of perfect timing, it’s unlikely in this market.  The pickings are slim and buyers are ready to move.

Without pre-planning, you, your kids and your dog may end up sleeping in your parent’s guest room until you find your next home. If that’s not ideal and you’re on the lookout for other options, here are four alternatives.

Contingencies aren’t just for buyers. You don’t actually have to hand over your old house keys if you haven’t yet found yourself a new home. This ensures that you and your family are not left stranded at closing time.

Temporary housing

Incredible new housing options have shot up all around the area and many of them offer the temporary housing you need as you look for a new home. Even with the hassle of putting a bunch of your belongings into storage, you might find it’s totally worth it. With service teams, fitness centers, courtyards, pools and more…living in these luxury apartment complexes are basically like living on a resort!

Cash out now and rent for a year

If you love the idea of renting so you can take your time finding a new home that lights you up, take advantage and cash out now. Get that equity on your house, downsize and rent for a year. Once the market settles down again, you can take all the time you need to find a home that’s just right.

Travel

This list wouldn’t be complete without my favorite option…travel! If you have the luxury of working remotely, as many now do, why not take full advantage of it? Get an RV and road trip your way across the country as you indulge the explorer in you. Rent Airbnbs in places like Seattle, Sedona or wherever you’ve been dying to go.  Travel the globe like a true digital nomad. Explore the places you’ve always wanted to visit and give yourself and your family experiences they will never forget.
