Essential Advice for Your Next Home Purchase

In today’s market, great homes and investment properties are getting snapped up like they’re the last cookies in the cookie jar. Where there used to be a plethora of properties to choose from, buyers now face some steep competition. With these slim odds, stress and anxiety tend to steer the wheel as you navigate your way through it all.


Here are 3 key tips to keep top of mind:


When touring a home, spend at least 20-30 minutes taking it all in.

If you walk into a new home and the living room seems too dark or the kitchen doesn’t have the central island counter you’ve been coveting, you may be tempted to do a 180 and walk right back out. But you’d be doing yourself a disservice. 

Instead of letting your first impressions lead the way, spend 20-30 minutes looking around with an open mind. You may find that you love its curved archways, the beautiful bay window in the bedroom or the backyard that faces the beach like you’ve always wanted. You might see it in a completely different light, so take your time.


Brace yourself for an emotional roller coaster.

Buying a home can leave you feeling emotionally whiplashed. Between the anticipation of waiting for new listings, confusion about the process or financial aspects, the excitement of bidding on a property you love and the anxiety of waiting to hear whether your bid has been accepted…you’ll feel a whole slew of emotions. It’s a mental, physical and emotional roller coaster — not unlike parenting — so brace yourself, it’s a bumpy ride! 


Above all, choose a realtor who knows how to package an attractive offer.

There’s a finesse to packaging an offer that won’t sink in a sea of bids, so it’s imperative that you choose a realtor who is adept at presenting your offer in a way that is beneficial for both you and the seller. I’ve helped my clients walk into their new homes by presenting offers that sellers found hard to refuse.
